Project Overview
What the Client Wanted
The client wanted to refresh their living room with the look of a wooden floor, without the scratches, swelling, and polishing that come with real timber. Their list was simple:
- A natural wood look with a glossy, modern finish
- Easy to clean and strong enough for daily use
- A quick, clean installation, as they were living in the apartment
- Smooth delivery inside the building
Glossy LVT ticked every box, so that is what we recommended.
Site Visit and Planning
Before ordering anything, we visited the apartment. We measured the room, including corners and door openings, and checked the subfloor for cracks, dips and moisture. We also checked how the new floor would meet the next rooms and that doors would still open freely.
We spoke with building management about delivery times, lift access, and working hours, then shared a clear plan with the client so they knew what would happen each day.
Choosing the Flooring
From the samples we showed in the living room light, the client chose a glossy LVT with a realistic wood grain and a smooth shine that reflects light around the room. It works well for a Dubai apartment because it:
- Gives the warmth of timber without swelling, warping, or polishing
- Handles spills and is easy to keep clean
- Stands up to foot traffic and furniture
- Feels softer and quieter than tiles
- Makes the room look brighter and more open
We ordered a little extra to cover cuts and leave the client some spare planks for future repairs.
Delivery to DIFC
DIFC towers have set rules for deliveries and lift use, and we planned around them. We booked the delivery slot in advance, kept the boxes sealed, and protected the service lift during the move. Inside, we laid the boxes flat and left them to settle to room temperature, which keeps the planks stable after fitting.
How We Installed It
A good LVT floor depends on the work done before the first plank goes down. Here is how we did it:
- Protecting the home. We covered nearby furniture, walls, and door frames and kept the work area separate.
- Preparing the subfloor. We cleaned the floor, removed old residue, and filled dips and cracks. With a glossy finish, any bump underneath will show.
- Checking level and moisture. We checked the floor with a long straight edge and tested for moisture.
- Planning the layout. We ran the planks along the room’s length to make it look longer and planned cuts to avoid thin slivers at the walls.
- Laying the floor. We worked row by row from a straight line, staggering the joints and mixing planks from different boxes so the grain looks natural.
- Fitting the details. We cut around door frames and corners by hand and left a small expansion gap at the edges.
- Finishing the edges. We fitted skirting and transition strips for a neat, level join with the other floors.
Challenges and How We Handled Them
A lived-in home. The client was home during the work, so we kept noise and dust low and cleaned up daily.
Building rules. We worked within DIFC’s fixed hours and kept building management updated, so there were no delays or complaints.
A glossy finish shows everything. We spent extra time on floor preparation and kept the area spotless while laying the planks.
Level joins. We made sure the new floor sat level with the next rooms, with no trip edges.
The Final Result
We handed over the living room on 29th September 2026. The wooden look adds warmth, and the glossy finish catches the natural light, making the room feel brighter and bigger.
Before leaving, we cleaned the floor, put the furniture back with felt pads under the legs, walked the room with the client, removed all waste, and left the spare planks with them. The client was very happy with the result and with how smoothly the job went.

We advised the client to sweep regularly, use a damp mop with a mild cleaner, wipe spills quickly, keep felt pads under furniture, and use a mat at the entrance.
