Floor Land supplied and installed a layered window treatment at Victory Heights, Dubai on 31st July 2026. The setup combines inside-mounted sheer Roman shades with floor-length drapery panels as the outer layer.
The Roman shades use a soft gray sheer woven fabric that filters daylight and reduces glare without completely blocking the view. On the outside, we installed neutral greige drapery panels with a tailored pleated header and matching tiebacks. The heavier outer fabric adds privacy and allows the room to be darkened when required.
The project started when the apartment owner contacted our team looking for a window treatment that would work for both daytime and nighttime use. They did not want a heavy curtain covering the windows throughout the day, but they also wanted stronger privacy and room-darkening when needed.
After discussing the requirements, we recommended a layered combination of Roman shades and blackout curtains. This allowed the sheer inner layer to handle daylight and daytime privacy while the outer drapes could be opened or tied back when not required.
We then arranged a free site visit and consultation at the Victory Heights apartment.
During the site visit, our team checked the window dimensions, frame depth, wall space, ceiling height, and the practical requirements for both layers.
We discussed fabric colors, opacity, shade operation, curtain positioning, and the overall look the client wanted for the apartment. Based on the measurements and consultation, we prepared the suitable configuration and quotation.
The Roman shades were planned as inside mounts so they would sit neatly within the window frames. For the outer drapes, we selected a high mounting position to create a taller and more finished appearance.
Once the fabrics and accessories were ready, our team delivered everything to the apartment and carried out the installation on site.
We fitted the sheer Roman shades inside the window frames, ensuring that the operating mechanism was positioned neatly on the right side. The outer drapery panels were installed using a concealed high-mount track system and finished with matching fabric tiebacks.
After installation, we checked the movement of the Roman shades, opened and closed the drapes several times, and adjusted the positioning to make sure both layers worked properly together.
The completed window treatment gave the apartment a more finished and layered appearance without making the windows feel unnecessarily heavy.
During the day, the sheer Roman shades filter sunlight and soften glare while allowing natural light and outside views to remain. When stronger privacy or room darkening is needed, the heavier drapery panels can be released and drawn across the window.
The neutral off-white, light-gray, greige, and taupe tones also work together without overpowering the existing interior. The result is a practical two-layer window treatment that gives the homeowner daytime light control, privacy, nighttime coverage, and a clean decorative finish.
