Project Overview

On 25 September 2026, the Floor Land team completed a project of roller blinds and sisal carpet project at Dubai Silicon Oasis Apartment. The project covers a two-part soft furnishing upgrade in a residential apartment: blackout roller blinds in both bedrooms and a natural sisal carpet in the living room.

The Brief and Our Design Intent

The apartment needed two different things from two different zones. The bedrooms had to go fully dark on demand, and the living room needed a floor that felt grounded and warm without competing with the furniture.

We treated the project as one scheme, not three separate jobs. Every choice had to work on its own terms and still sit comfortably next to the room beside it.

Our working rules for the job were simple:

  • Light control in the bedrooms comes first, but the high-quality blinds must not look purely technical.
  • Each bedroom gets its own mood, set by color, while the hardware stays identical for a consistent finish.
  • The living room floor adds texture, not pattern noise, so it can carry any furniture finish the owners choose later.

Charcoal Blackout Roller Blind for Master Bedroom

For the master bedroom, we chose charcoal blackout roller blinds. A dark face color does two jobs here. It deepens the room’s evening mood, and it reads as solid when lowered, with no glow coming through the cloth.

The fabric is a heavyweight, multi-layered polyester-acrylic composite with an opaque thermal backing. The backing is what delivers the blackout; it also slows heat moving through the glass, which helps the room hold a steady temperature overnight.

We were careful about texture. Flat blackout cloth in a dark color can look like a sheet of vinyl. This fabric has a fine, tight weave on the room side, so in daylight the blind shows a quiet surface grain instead of a dead block of grey.

Warm Taupe and Linen-White Blackout Blind for Guest Room

The guest bedroom took the opposite approach on color. We specified a warm taupe to soft linen-white face so the room stays light and open during the day, when the blind is often half raised or fully rolled into the cassette.

The blackout blind performs the same as the master bedroom. The identical multi-layer fabric and opaque thermal backing sit behind the paler face, so guests get full darkness at night without the room feeling heavy by day.

Using one fabric construction in two colorways was a deliberate decision. It gives both bedrooms the same light control and thermal performance, and lets the color alone set each room’s character.

Natural Sisal Carpet for Living Room

In the living room, we installed a wall-to-wall carpet made from 100% natural, undyed sisal fiber taken from the Agave sisalana plant. Leaving the fiber undyed was central to the look; the color comes from the plant itself, not a dye bath.

The tones sit in the unbleached oat, flax, and light golden wheat range. These warm, earthy shades anchor the room and work equally well with dark timber, pale oak, metal frames, or upholstered pieces, keeping the owners’ future furniture choices open.

We chose a tight basket-weave or herringbone construction for the sisal carpet rather than a printed or contrasting pattern. The geometry is in the weave, so the floor shows a fine, regular rhythm up close and settles into a calm, even texture from across the room.

Sisal is firm and noticeably textured underfoot. That stiffness is part of its appeal: it gives the living room a raw, natural character and a sense of craft that a soft synthetic pile cannot reproduce.

How the Scheme Comes Together

The three rooms share one palette logic. The sisal’s oat and wheat tones carry through to the guest bedroom’s taupe, while the master bedroom’s charcoal gives the apartment a single darker, more private space.

On the blinds, the slimline cassette and color-matched bottom rail were the details we cared most about. With the fabric rolled up, the cassette reads as a thin, clean line at the head of the window. With the blind down, the bottom rail tucks into the frame so nothing hangs loose or breaks the window edge.

The Result

  • Two bedrooms that go fully dark at night, each with its own color mood.
  • Matching hardware in both rooms, so the apartment reads as one considered fit-out.
  • A living room floor with natural warmth and woven texture that suits a wide range of furniture.
  • Thermal-backed blinds that help keep bedroom temperatures more stable.
