Project Overview

On the 27th September 2026, we completed Artificial Grass Installation in a Dubai Hills Estate Villa Courtyard. When the villa owners first called us, their inner courtyard was a patch of tired natural grass that turned brown every summer despite daily irrigation. They wanted a green space their children could use all year, without high water bills, weekly gardener visits, or mud tracked into the house after watering. Our team began work in the hottest stretch of the Dubai summer. The courtyard measures roughly 68 square meters. It is enclosed on three sides by the villa walls, open to the sky, and faces large sliding glass doors from the living and dining rooms.

What We Found During the Site Survey

Every project starts with a proper survey, and this one shaped almost every decision we made. The existing ground was compacted sandy fill with poor permeability. Its lowest point sat away from the courtyard’s only floor gully, so water pooled after every irrigation cycle.

We also mapped the sunlight. In summer, the courtyard receives full sun from about 10 a.m. to 3 p.m., and the west wall is almost entirely double-glazed. Reflected sunlight from low-emissivity glass can concentrate enough heat to scorch or melt polyethylene fibers. We have seen this damage on other Dubai installations, so we raised it with the owners before work began.

Ground Preparation

The base decides whether artificial grass lasts two years or ten, so we never rush it. We removed the old turf, excavated to a depth of 90 mm, and capped the existing sprinkler heads. We left one tap point in place for rinsing.

We laid a non-woven geotextile membrane first to separate the subgrade from the new base and suppress weeds. On top of it, we laid 60 mm of 20 mm-down crushed aggregate in two lifts, compacting each with a vibrating plate compactor. We graded the surface to a 1.5% fall toward the floor gully. We then screeded a 20 mm bedding layer of 6 mm-down granite dust and compacted it to a smooth, firm finish.

Before laying a single roll, we ran a flood test, hosing the base for ten minutes and confirming that no water stood anywhere. Where the lawn meets the porcelain walkway, we fixed a powder-coated aluminum edge restraint with steel stakes at 500 mm centers to keep the perimeter crisp.

Choosing the Right Turf for Dubai’s Climate

We specified a 40 mm pile, UV-stabilised polyethylene turf in a four-tone blend of field and olive greens over a tan curled thatch. The yarn is approximately 11,000 dtex, with around 16,800 stitches per square meter, giving a dense, natural look up close.

The blades use heat-reducing yarn technology that reflects more infrared energy than standard fibers, which lowers surface temperature. Their W-shaped profile helps them spring back under daily foot traffic. The perforated backing drains in excess of 50 liters per square meter per minute, which comfortably handles rinsing and winter downpours.

Professional Installation

We unrolled the 4 m-wide rolls at dawn and let them rest in the shade so the backing could relax, and the creases could drop out. We laid the pile facing the living room doors, so the lawn looks fullest from inside, where the family sees it most.

At the seams, we trimmed three stitch rows from each factory edge so the tufting gauge matched across every join. We bonded the rolls with seaming tape and a two-part polyurethane adhesive rated for high temperatures. Ordinary adhesives can soften in late-September heat, so we chose this deliberately. We weighted the seams while the adhesive cured. The perimeter was secured with galvanized U-pins at 150 mm intervals, with further pins across the field.

Finally, we applied kiln-dried, rounded silica sand infill at around 15 kg per square meter with a drop spreader. We worked it in over several passes with a power brush. The infill anchors the turf, keeps the fibers upright, and shields the backing from UV exposure.

Handover and Aftercare

We walked the owners through simple maintenance. In summer, rinse the lawn weekly to clear dust and cool the surface before play. Cross-brush it against the grain monthly, and clear leaves with a leaf blower. After a strong shamal, high-traffic areas may need a light infill top-up.

They have since applied external anti-glare film to the west-facing doors, as we recommended. The turf carries the manufacturer’s UV warranty, and our workmanship guarantee covers the seams, edging and base.

The Result

Our four-person crew completed the project in three working days, from 27 to 29 September 2026. The courtyard’s irrigation demand has dropped to zero, apart from occasional rinsing. A seasonal eyesore has become the most-used space in the home: a soft, clean, consistently green lawn steps from the living room, built to handle everything a Dubai summer brings.
