On the 1st October 2026, we completed laminate flooring installation project at Jumeirah Lakes Towers. The bedrooms had dated flooring that showed clear signs of wear and made the rooms feel smaller and darker than they really were. The client wanted a bright, natural atmosphere across all three bedrooms, with durable, easy-to-maintain flooring that looked consistent from room to room.
After an initial consultation, we recommended laminate flooring as the ideal solution. It offers the timeless beauty of real wood at a more practical cost, resists daily wear far better than many alternatives, and can be installed efficiently with minimal disruption. That last point matters in a residential tower, where you must respect neighbors and building rules.
Choosing the right product was central to this project’s success. Together with the client, we selected a natural light oak laminate. This shade reflects light beautifully, making each bedroom feel more open and airy. Light oak also pairs effortlessly with almost any furniture style, from minimalist Scandinavian pieces to warmer, classic interiors.
The boards feature a realistic oak wood-grain pattern that captures the subtle knots, flowing lines, and natural variation of genuine timber. Up close, the embossed texture feels authentic underfoot. From across the room, it is difficult to tell the floor apart from solid hardwood floors. To complement this natural look, the client chose a matte finish. Unlike glossy surfaces, a matte finish reduces glare, hides fingerprints and minor scuffs, and gives the space a soft, understated elegance that suits a calm bedroom.
The laminate is 8 mm thick, providing a solid, stable feel and helping reduce the hollow sound sometimes associated with thinner boards. It also has an AC4 abrasion rating, meaning it is built for heavy residential use and can even handle moderate commercial traffic. For a family home, this translates into excellent resistance to scratches, stains, and the everyday impact of furniture, footsteps, and cleaning.
Every successful flooring project starts with careful preparation. Our team began by inspecting the existing subfloor in all three bedrooms, checking for uneven areas, cracks, and moisture levels. Dubai’s climate and constant air conditioning in high-rise apartments make moisture assessment essential, so we confirmed conditions were suitable before moving forward. We leveled minor dips to create a smooth, flat base, which is critical for a long-lasting laminate floor.
Next, we left the boards inside the apartment to acclimatize to the indoor temperature and humidity. This simple step helps prevent expansion or contraction problems after installation. We then laid a quality underlay across each room to add cushioning, improve sound insulation for the neighbors below, and provide an extra layer of moisture protection.
Our installers planned the layout in each bedroom so the grain ran in the most flattering direction, enhancing the sense of length and space. We clicked the boards together with precision, staggered the joints for strength and a natural look, and left proper expansion gaps around the perimeter. Around doorframes, wardrobes, and wall edges, we made accurate cuts for a seamless, professional fit. Finally, we installed matching skirting and neat transition profiles at the doorways for a polished finish between rooms.
Installing flooring in a high-rise community requires more than technical skill. We coordinated with building management to secure the necessary approvals, booked service lift access for material delivery, and scheduled noisy work within permitted hours. We placed protective coverings along corridors and entryways to prevent damage to shared areas. Our team kept the work area clean throughout and responsibly removed all old materials and packaging, leaving the apartment ready to use immediately.
The transformation was striking. All three bedrooms now share a cohesive, light-filled look that feels both modern and inviting. Natural light oak tones brighten every corner, realistic grain adds warmth and character, and the matte surface adds a refined, relaxed feel. The client was delighted with how quickly we completed the work and how little it disrupted their daily routine. Most importantly, they now have a durable floor that will stay beautiful for years with only simple care.
