Project Overview

We completed an apartment painting project at Park Heights, Dubai Hills Estate on 30th September 2026. When the owners of a three-bedroom apartment contacted us, they wanted more than a fresh coat of color. Everyday living had left scuffed walls, hairline cracks around door frames, and grease marks on the kitchen wall. Their goal was a clean, modern finish across the whole home, delivered quickly and without disturbing the building or neighbors. Here is exactly how our team completed the job in three working days.

Site Survey and Approvals

Our supervisor carried out a full walkthrough before the start date. We checked every wall with a moisture meter because damp plaster is a leading cause of paint blistering in Dubai’s humid months. Readings were within safe limits, except for a small patch below the kitchen window, which we marked for extra treatment. We also discussed color preferences and sheen levels with the owners during the visit. We secured the contractor work permit from building management, confirmed permitted working hours, and booked the service lift, so no time was lost on day one.

Day 1: Protection and Surface Preparation

Good painting starts with good preparation, so we dedicated the entire first day to it. We covered luxury floors with heavy-duty protective sheeting and taped edges with low-tack masking tape that won’t damage existing finishes. We masked or removed wardrobes, kitchen cabinets, switches, and sockets, and moved and wrapped living room custom furniture to the center.

We slightly opened hairline cracks around door frames and ceiling joints with a scraper and filled them with flexible acrylic filler, which moves with the structure instead of cracking again. Nail holes and dents received a fine gypsum filler. Once dry, we sanded the repairs with 180-grit paper and lightly sanded the full walls with 220-grit to help the new paint grip.

In the kitchen, we degreased and rinsed walls near the cooking area with sugar soap, since paint won’t bond properly over cooking residue. The patch below the window was treated with a stain-blocking primer once fully dry.

Day 2: Priming and First Coat

The team spot-primed all filled and bare areas with a water-based sealer to prevent “flashing,” where repaired spots look duller than the surrounding wall.

Ceilings were painted first in bright matt white to hide minor imperfections and reduce glare. The team then applied the first coat of low-VOC emulsion to the bedroom and living room walls. Low-VOC paint mattered here, as the family planned to move back in immediately and wanted minimal odor.

To keep drying consistent, the air conditioning stayed at around 24°C. October temperatures in Dubai still reach the mid-30s, and paint that dries too quickly can leave lap marks and uneven sheen. We gave each coat its full recommended recoat time before starting the next stage.

Day 3: Final Coats, Kitchen Finish, and Inspection

We applied the second coat across all walls using medium-pile rollers for an even texture, with brushes for cutting in along ceilings, corners, and skirting.

For the kitchen, we used a washable, stain-resistant finish with a soft sheen. It can be wiped regularly without losing color, making it far more practical than standard matt paint near the stove.

Colors followed the owners’ brief:

  • Living room: Warm off-white to brighten the open space
  • Master bedroom: Soft greige for a calm, hotel-style feel
  • Other two bedrooms: Light neutral tones
  • Kitchen: Clean white in a washable finish

Our supervisor then inspected every wall with a work light held at an angle, which exposes roller marks, missed spots, and patchy coverage. We completed minor touch-ups on the spot before removing the masking, returning the furniture, and cleaning the apartment for handover.

The Result

The owners received a fully refreshed apartment in three working days, with crisp lines, even coverage, and no lingering paint smell. Thanks to flexible crack repairs and thorough surface preparation, the finish is built to handle Dubai’s summer heat and humidity for years to come. The building’s common areas were left exactly as we found them, with no paint marks in the corridors or service lift.
