Layered Curtains Delivery and Installation in Yas Acres Abu Dhabi Apartment

Floor Land supplied and installed custom layered curtains in Yas Acres Abu Dhabi apartment, covering the bedroom, living room, and dressing area. The installation featured light-coloured sheer curtains paired with charcoal blackout drapes. The drapes featured structured pinch pleats and concealed, ceiling-mounted tracks.

The client approached us for a coordinated curtain solution across three different areas of the apartment. The requirement was not simply to cover the windows, but to create the same refined curtain treatment throughout the home while fitting each opening accurately.

We discussed the preferred color, curtain layering, privacy requirements, fabric appearance, and installation style before arranging a site visit.

We started with a free site visit to inspect the actual window openings and determine the correct curtain and track specifications.

During the consultation, our team checked:

• Exact width and height of each window opening.
• Ceiling height and available fixing space.
• Wall returns and curtain stacking areas.
• Suitable position for the concealed ceiling track.
• Required curtain drop and floor clearance.
• Space needed for the two curtain layers to operate independently.

These measurements were then used to prepare the curtains specifically for the bedroom, living room, and dressing area.

The client selected our two-layer curtain arrangement designed to provide both softness and stronger privacy when needed.

The final curtain specification included:

• Inner layer: Light-coloured sheer curtains with a soft, semi-transparent appearance.
• Outer layer: Rich charcoal drapes with a heavier, more substantial finish.
• Heading style: Structured pinch pleat finish with evenly formed vertical folds.
• Track: Concealed ceiling-mounted curtain tracks for a clean, minimal appearance.
• Drop: Full-height curtains extending from the ceiling area down toward the floor.
• Operation: Separate tracks/layers allowing the sheers and outer drapes to be opened or closed independently.
• Finish: Custom-cut panels made according to the measurements taken at the property.

The outer blackout drapes were made with sufficient fullness to maintain the structured pleat formation when closed and to stack neatly when opened. We also maintained consistent pleat spacing across the panels so the curtains looked uniform across the wider openings.

Once the custom curtains were ready, our installation team delivered and fitted them at the apartment. The tracks and curtain panels were installed with attention to alignment, drop, and movement rather than simply fixing the hardware and hanging the fabric.
